Scope and deliverable
A single-area concept — a patio layout, a foundation planting refresh — is a small piece of work.
A whole-property master plan with grading, drainage, hardscape, planting and lighting takes far longer.
Documentation level matters: hand concept, scaled plan, planting schedule, construction details, 3D visuals. Each step adds hours.
Site complexity
Slope, drainage problems, poor soil, mature trees and awkward access all require more analysis and more careful detailing.
Existing structures, easements and septic constraints narrow options and take time to work around.
Where a survey or topographic information is needed, that is usually a separate cost.
Process and revisions
Most designers include a set number of revision rounds. Additional rounds are billed.
Clear priorities and a realistic budget at the first meeting cut revisions dramatically — designs get reworked mostly because the brief changed.
Ask what you receive at the end and whether the drawings are yours to take to any contractor.
Design-build versus design only
Design-build firms often credit some or all of the design fee against installation, and the design is drawn with real construction costs in mind.
Independent design gives complete freedom to bid the work out, at the cost of the designer having no responsibility for buildability or price.
The most expensive design is the one that produces a beautiful plan nobody can afford to build.
