A landscape plan is mostly decisions, and the drawing comes last. Work through them in order and the design tends to make itself.
Survey what you actually have
Measure the property, the house footprint, doors, windows and existing paving.
Note sun and shade through the day, low spots and where water runs, prevailing wind, views to keep and views to screen.
Mark utilities, easements, septic, wells and irrigation.
Identify the trees and plants worth keeping. Existing mature planting is the hardest thing to buy.
Write down how you use it
Entertaining, children, dogs, gardening, privacy, parking, storage, low maintenance — rank them honestly.
Note the routes people already take across the yard; desire lines make the best paths.
Decide how much time you genuinely want to spend maintaining it. That single answer changes plant choices more than style does.
Zone, then structure, then decorate
Divide the yard into zones on paper: arrival, entertaining, lawn, service, screening, planting.
Fix the structure next — levels, walls, paving, paths, screening, trees. Structure is expensive to change later and is what makes a yard feel designed.
Only then choose shrubs and perennials. Planting is the easiest layer to adjust and the one people usually start with, which is why so many yards feel unresolved.
Handle drainage and grading as part of the structure stage, not as an afterthought.
Plan the build order and the budget
Order: clearing and demolition, grading, drainage, utilities and sleeving, hardscape, irrigation, lighting, soil, planting, lawn, mulch.
If phasing, put everything buried into phase one so nothing has to be cut open later.
Leave a contingency. Clay, buried debris and weather are normal here, not exceptions.

Do I need a designer for a small yard?
Not always, but a plan pays for itself by preventing work being redone. Small yards are less forgiving of layout mistakes than large ones.

How far ahead should I plan?
Plan the whole property even if you build a third of it. It keeps phases consistent and avoids paying twice.
