What a real proposal contains
Scope by phase, materials by name and quantity, excavation and base depths, drainage components and the outlet location, plant sizes and counts, cleanup and restoration, a schedule, and payment terms. Vague one-line proposals are where disputes begin.
Warning signs
Pressure to sign on the spot, large cash deposits, no written scope, no insurance proof, no answer on where water goes, and prices that come in far below everyone else with no explanation of what is different.
Verify the local track record
Look for recent work in your area — Denver, Mooresville, Cornelius, Davidson, Huntersville and Troutman properties all have their own soil and slope quirks. Ask for photos of jobs a few years old, not just completion-day shots. Reviews and accreditation are useful, but built work you can see nearby is better.
