Lake Norman sits in the transition zone, where neither cool-season nor warm-season grasses are entirely at home. That is why lawns here look different from lawns two hours north or south, and why the choice matters.
Tall fescue
Cool-season, green through winter, and the only common option with real shade tolerance. It is the default across most Lake Norman neighbourhoods for good reason.
It struggles in the worst of summer and thins under heat and drought, so it is normally overseeded each autumn to stay dense.
Choose fescue if you have partial shade, want winter colour, and accept an annual overseeding.
Bermuda
Warm-season, extremely tough, and the best choice for full sun and heavy traffic — play areas, dogs, sports.
It goes dormant and brown after frost and stays that way until spring. Some owners dislike that; others accept it for the summer performance.
It is aggressive and will invade beds and neighbouring lawns, so edging and boundaries matter.
It needs full sun. In shade it thins and disappears.
Zoysia
Warm-season, dense, fine-textured and the best-looking lawn of the group when well kept. It tolerates light shade better than bermuda.
Slower to establish and slower to recover from damage, and it also goes dormant and tan through winter.
It handles heat and drought well once established, and its density crowds out weeds effectively.
Centipede, and choosing
Centipede is low-input and low-fertility tolerant, more common in the sandhills and coastal plain than here, and less cold-hardy than the alternatives in our winters.
The practical decision: shade or winter green means fescue; full sun with heavy use means bermuda; full sun with a premium appearance and patience means zoysia.
Whatever the choice, soil preparation, grading and drainage decide the outcome more than the cultivar does. A great sod on a wet, compacted base is a poor lawn.

Why does my bermuda lawn turn brown in winter?
It goes dormant after frost. That is normal for warm-season grass and it greens up as soil temperatures rise in spring.
Can different grass types be mixed?
Not usefully. Cool- and warm-season grasses have opposite dormancy periods and different maintenance, and the lawn ends up patchy.
