Grading is priced by how much earth has to move, how hard it is to reach, and where the material comes from or goes. Square footage alone tells you very little.
Volume, not area
Moving a shallow layer over a wide area is a different job from cutting a deep section on a slope. Volume drives machine hours.
Cut-and-fill balanced on site is the cheapest scenario: material moves from a high area to a low one and nothing leaves.
Importing fill or topsoil, or hauling spoil away, adds trucking and material cost by the load — and clay spoil is heavy.
Access and equipment
Whether a machine of the right size can reach the work area governs everything. A back yard reachable only through a narrow gate may need smaller equipment and multiple times the hours.
Protecting driveways, lawns and irrigation on the route in is a real cost and worth doing.
Steep ground limits machine choice and slows work.
Complications that add cost
Trees to protect or remove, and roots encountered in the cut area.
Rock, saturated ground, or unexpected buried debris from original construction.
Existing utilities, septic fields and irrigation that must be located and worked around.
Erosion control required while soil is bare, especially on slopes and near water.
Retaining where a slope cannot simply be graded to a stable angle.
Finish work and restoration
Finish grading, respreading stockpiled topsoil, and seeding or sodding are where a rough job becomes a finished yard. They belong in the quote.
Where drainage is being corrected at the same time, pipe and outlets are separate items.

Frequently asked questions
Is regrading cheaper than installing a drainage system?
Frequently, when there is somewhere for the water to go. Where there is no fall available, piped drainage is needed regardless.
Will I need to import soil?
Only if the site cannot balance cut and fill. A good contractor tries to balance on site because trucking is expensive.
How long does grading work take?
Small corrections are often a day or two. Reshaping a whole yard with haul-off and restoration takes longer, and weather affects clay work considerably.
