1. Water against the foundation. If water consistently pools within 3 feet of your foundation after rain, the grade is directing water toward the house. This is the most urgent regrading signal — foundation water infiltration is expensive to remediate and gets worse every wet season.
2. Persistent low spots in the lawn. Areas that stay wet long after rain has stopped indicate water collecting with nowhere to go. These kill grass, invite mosquitoes, and signal drainage paths that need to be established.
3. Mulch or topsoil washing from beds. If planting beds lose mulch every significant rain, the slope directing water through those beds is too steep or too direct.
4. Neighbor's runoff entering your yard. If water flows onto your property from adjacent lots, the grade relationship between properties has a problem that typically worsens over time.
5. Downspout discharge with nowhere to go. A downspout depositing water at the foundation or into a low area with no outlet is a drainage problem waiting to get worse. Downspout drainage and grade correction usually need to be addressed together.
