Why Lakefront Landscaping Is Different
Lake Norman is a Duke Energy reservoir — the shoreline is managed under specific rules governing what can be built, planted, or modified within the shoreline buffer zone. Before grading, planting, or installing any structure near the water, understanding what applies to your property is step one. Most lakefront properties fall under Duke Energy's Lake Services guidelines. County and HOA restrictions may also apply.

Shoreline Erosion: The Most Common Problem
Wave action, boat wakes, and runoff all contribute to shoreline erosion. Approved stabilization methods typically include riparian plantings with deep root systems, rock armor / rip-rap at the water's edge (requires Duke Energy permit), and living shoreline combinations of plantings and rock. Seawalls are generally not permitted on Lake Norman residential shorelines.
The Buffer Zone
Duke Energy requires a vegetated buffer of native or naturalized plantings within the first 50 feet of normal full pond elevation (760 feet above sea level). Within this zone, mowing to the water's edge, clearing vegetation, and most hardscaping is restricted. With proper permitting you can typically maintain an access path, install approved dock structures, and add approved shoreline stabilization.
Above the Buffer: Where You Have Flexibility
Above the buffer, lakefront lots offer tremendous opportunity — patios, retaining walls, irrigation, landscape design, privacy screening, and hardscaping are all viable. Sloped lakefront lots create natural opportunities for tiered retaining walls and terraced outdoor living spaces with lake views.
