Why HOA Rules Matter Before You Start

Lake Norman has some of the most active HOA communities in the Charlotte area. Starting a landscaping project without HOA approval — in communities that require it — can result in mandatory removal and reinstallation at your expense. Most HOA landscaping rules fall into predictable categories: fence and wall height limits, plant species restrictions, privacy screening setbacks, hardscape material requirements, and lighting restrictions.

What Usually Requires HOA Approval

  • Retaining walls above a certain height (commonly 2–3 feet)
  • Hardscape additions visible from the street
  • Privacy fence or screening installation
  • Significant tree removal
  • Exterior lighting
  • Any structure with a footing (pergola, outdoor kitchen, shed)

What Usually Doesn't

Pull your HOA CC&Rs and Architectural Review Guidelines. Most are on your community's HOA portal or available through your management company. Email your HOA management company, ask specifically about the project you're planning, and get the response in writing before signing any contract.

  • Routine mulching and planting bed maintenance
  • Like-for-like plant replacement
  • Lawn care and irrigation
  • Tree trimming (removal is different)
  • Small decorative plantings within existing beds
