Grading Problems That Cause Foundation Issues on Lake Norman Homes

A wet crawlspace or a damp basement wall is usually a landscape problem before it is a structural one. Water gets to the foundation because the ground around it invites it there.

Negative grade

If the soil next to the house is level with or higher than the ground a few feet out, every storm sends water toward the wall. Settlement around backfilled foundations is common on newer Lake Norman construction — the trench compacts over the first few years and the grade reverses.

Mulch and bed buildup

Adding fresh mulch every spring without removing the old layer raises the bed a little each year. Eventually the bed is higher than the lawn, water is trapped against the foundation, and the mulch line is up against the siding or brick weep holes.

Downspouts dumping at the wall

A single downspout can deliver hundreds of gallons off a roof in one storm. Discharged at the corner of the house, that volume overwhelms any grade. Piping downspouts to a solid line that daylights well away from the structure is often the highest-value drainage dollar on the property.

How correction works

We lower over-built beds back below the siding line, rebuild positive fall away from the wall — commonly around 6 inches of drop in the first 10 feet — pipe roof water past the problem area, and add a catch basin or French drain only where the surface cannot carry the volume.
