The same wall, ignored for another season or two, may require complete demolition and reconstruction. The difference between a $3,000 repair and a $15,000 replacement is usually how early the problem was identified. ## Why Early Identification Matters These seven signs — in rough order from early to late stage — are what to look for on any retaining wall on a Lake Norman property. ## The 7 Signs 1\. Slight forward lean visible from the side. Any forward lean in a block or stone wall that wasn't there when it was built indicates that pressure behind the wall is exceeding its resistance. Even a 1–2 inch lean on a 4-foot wall is significant and needs evaluation. 2\. Horizontal cracking across the wall face. Horizontal cracks run perpendicular to the wall's height and indicate bending stress — the wall is being pushed forward at mid-height while the base and top resist. This is a structural signal, not cosmetic settling. 3\. Soil visible pushing through block joints. When soil from behind the wall is migrating through the joints between blocks, the drainage aggregate behind the wall has failed or was never installed correctly. The soil movement will worsen with each rain event. 4\. Efflorescence (white mineral deposits) on the wall face. White chalky deposits indicate water is moving through the wall — a sign that hydrostatic pressure is building behind it. The wall may still be structurally sound, but the drainage problem causing the efflorescence needs to be addressed. 5\. Settlement at the base of the wall. Soil sinking or settling at the base — especially on the downhill side — indicates the wall's foundation is shifting. If the base moves, the rest of the wall follows. 6\. Separation between blocks or stones. Gaps between individual units that are opening progressively indicate movement in the wall structure. A small gap that was barely visible last year and is now clearly visible this year is actively worsening. 7\. Wet or saturated soil at the wall face during dry weather. A wall that's wet at the face even days after the last rain has a drainage failure behind it. Hydrostatic pressure is building regardless of what the wall face looks like. Signs 1–3 warrant a professional evaluation within weeks, not months. Signs 4–6 warrant evaluation before the next wet season. Sign 7 can be monitored but should be addressed before a wet winter. Any wall showing multiple signs from this list simultaneously needs evaluation now.
