Most of the damage done to patios comes from over-enthusiastic cleaning and unnecessary sealing rather than from neglect. ## Cleaning without damaging the joints Sweeping and a garden hose handle most of it. For anything more, a mild detergent and a stiff brush do more good than a pressure washer. If you do use a pressure washer, keep the pressure moderate, use a wide fan tip, hold the nozzle back from the surface and never aim it straight into a joint. A narrow high-pressure jet strips joint sand out in seconds and can etch the paver face. After any wash that has removed joint sand, replace it. Empty joints are how patios start to lose their interlock. [For organic growth](/blog/moss-algae-shaded-patio), a purpose-made cleaner works better than bleach, which can lighten pavers unevenly and kill planting at the edges. ## Joint sand is the actual maintenance item [Joint sand](/blog/polymeric-sand) locks the pavers against each other. That interlock is what makes a paver surface behave as one structure rather than as a field of loose units. It depletes gradually through washing, wind, insects and foot traffic, and faster on a patio that gets pressure washed. Topping it up is quick and cheap, and it prevents most of the problems people eventually pay to fix. Check it once a year. If joints are noticeably lower than the paver surface, refill. ## When sealing helps and when it traps moisture Sealing is optional, not required. It can deepen colour, help resist staining on a patio used for cooking and entertaining, and slow fading a little. It also has real downsides. A sealer applied to a damp patio, or applied where moisture cannot escape from below, traps that moisture and produces a cloudy white haze that is difficult to remove. Some sealers make a surface slippery when wet. And sealing is a commitment — once sealed, the patio needs resealing periodically or it looks patchy. If you seal, do it on a properly dry surface in mild weather, with a breathable product suited to the paver, after the joint sand has been installed and cured. On a shaded, damp patio, sealing is usually the wrong call. ## Resetting a settled paver before it spreads A single paver that has dropped or rocks underfoot is a small job caught early: lift the paver, correct the bedding layer beneath it, reset it flush, and refill the joints. Left alone it gets worse, because water now collects at that low point and works on the bedding and base around it. One paver becomes a patch, and a patch becomes a section. A larger sunken area is a different matter — [that is a base problem](/blog/paver-patio-base-preparation), and it means lifting the pavers over the affected area, correcting or rebuilding the base and relaying. Worth doing properly, because resetting the surface alone will settle again. ## The annual once-over Sweep and wash. Check joint sand and top up. Look along the surface at eye level for any dip or high spot. Check the edges for spreading. Clear anything blocking the fall of water off the patio, and make sure [downspouts are not discharging onto it](/blog/patio-drainage-and-slope). That is the whole list.
