The lawn on top looks perfect — it is often sod over a few inches of spread topsoil — while everything beneath it has been driven over by heavy equipment for months. Water passes through the thin surface layer, hits compacted subsoil, and stops. ## What happens to soil during a build Undisturbed soil has structure: pores, channels, root paths and worm holes that let water move down through it. Construction destroys all of that. The topsoil is stripped and stockpiled at the start. Machinery then works the exposed subsoil for months, compacting clay to something close to the density of a road base. Trenches for utilities are cut and backfilled without the compaction of the surrounding ground, creating channels that carry water in unintended directions. Construction debris — mortar washout, gravel, buried offcuts — ends up in the fill. At the end, a shallow layer of topsoil is spread over the whole thing and sodded or seeded. The yard looks finished on day one, and drains like a parking lot. ## Why the lawn looks fine and drains like a driveway Rain soaks into the top few inches quickly because that layer is loose and organic. Then it reaches the [compacted subgrade](/blog/yard-drainage-clay-soil-piedmont) and has nowhere to go, so it moves sideways or sits. The tells are recognisable. Puddles that appear fast and stay for days. Grass that is spongy underfoot long after rain has stopped. Turf that thins in the same patches each year. Roots that stay shallow because they cannot penetrate below the topsoil layer. Sunken lines across the yard tracing utility trenches that settled. None of these are lawn care problems, which is why fertiliser and overseeding never resolve them. ## The subdivision swale nobody knows about Most subdivisions are graded to a drainage plan, and a common feature is a shallow swale running between houses or along rear property lines to carry water to a street inlet or a shared basin. Within a few years those swales get filled slightly during landscaping, planted with beds, fenced across, or built over with a shed. The water it used to carry then has to find another route, which is usually somebody's back door. If your lot has a suspiciously consistent shallow depression along a boundary, that is likely part of the community drainage system, and altering it may breach both [the HOA covenants](/blog/yard-drainage-permit-nc) and the grading plan the neighbourhood was approved with. ## What the builder was and wasn't responsible for Builders grade to a plan that satisfies code and the approved drainage design. That plan is about moving water off the lot and away from the structure. It is not a plan for a yard that stays dry and usable, and it does not undo the compaction the build created. Warranties commonly cover grading that fails to slope away from the foundation and settlement of backfill around the house, usually within a limited window after closing. They typically do not cover soil compaction across the yard, ponding in the lawn, or drainage performance in general. Practical advice: if you are inside the warranty period and [water is standing near the foundation](/blog/foundation-water-davidson-nc) or the grade falls toward the house, report it in writing now. If the issue is a soggy lawn away from the structure, that is almost always yours to solve. ## What actually fixes it [Roof water first](/blog/downspout-drainage-solutions), as always — new houses very often discharge downspouts onto splash blocks right beside the wall. Then the surface: [regrading to create fall](/yard-grading-leveling-lake-norman-nc) toward a real outlet, or restoring the swale that was supposed to be doing the work. Where water needs collecting, a catch basin and piped outlet. For the compaction itself, deep aeration and organic matter improve the top layer over several seasons, which helps the lawn considerably but does not create drainage where there is no outlet. Both usually get done together.
