Moss and algae grow where a surface stays damp and shaded. Cleaning removes them for a season; changing the conditions is what keeps them off. On most patios the real cause is a combination of overhanging planting, poor air movement and water that lingers on the surface longer than it should.

## Why it grows

Three conditions together: shade, moisture and something to hold onto.

Shade from trees, the house or a fence keeps the surface from drying. Moisture comes from rain that does not shed properly, irrigation overspray, a downspout discharging nearby or damp ground beneath. The grip comes from joint sand, textured paver faces and the fine organic film that builds up from leaf litter.

North-facing patios and those under tree canopy are the usual candidates, and the growth is heaviest in the cool damp stretches of the year.

Algae shows as a green or black slick and is genuinely slippery. Moss is thicker and holds moisture against the surface, which slowly works on joints.

## Cleaning without damaging the surface

Start with the gentlest method that works: sweeping, then washing with water and a stiff brush, then a dedicated patio cleaner used to the manufacturer's instructions.

On a pressure washer, use a wide fan tip, keep the distance up, and work at the lowest pressure that lifts the growth. Aggressive pressure washing does real damage: it erodes the face of the paver, blasts joint sand out, and on concrete it can leave permanent lap marks.

Avoid household bleach on planting-adjacent surfaces and be careful with anything that runs off into beds or toward the lake. Products sold for masonry and hardscape are formulated for this and are usually gentler on the surface.

Expect to [top up joint sand](/blog/polymeric-sand) after any wash — most cleaning removes some.

## Prevention that actually works

Reduce the moisture and increase the drying, in that order.

- [Fix the fall](/blog/patio-drainage-and-slope). Water that sits on the surface after rain is the single biggest contributor.
- [Redirect downspouts](/blog/downspout-drainage-solutions) and check irrigation heads that spray onto the paving.
- Prune overhanging branches to let light and air in. Even modest canopy thinning changes the drying time substantially.
- Cut back shrubs crowding the patio edge — dense planting against paving traps humidity.
- Clear leaf litter promptly in autumn. Wet leaves left on a patio feed the organic film that everything else grows in.
- Keep joints full, so there is less loose material for moss to colonise.
- Consider sealing. A sealed surface is easier to clean and slightly less hospitable, though it is not a cure.

## When it is a sign of something else

Persistent moss in one area rather than across the patio usually marks a low spot, and a low spot on pavers usually marks [settlement in the base](/blog/paver-patio-base-preparation) beneath.

Growth concentrated along one edge often points at a downspout, an irrigation head or runoff arriving from higher ground.

Where the ground beneath the patio stays saturated, the surface will never fully dry and no cleaning routine will keep up. That is [a drainage job](/drainage-solutions-lake-norman-nc), not a cleaning job.

## Living with a shaded patio

A patio under mature trees will always need more attention than one in the open, and that is a fair trade for the shade. A wash in spring, leaves cleared in autumn, joints topped up, and the drainage right is enough to keep it clean and safe.

Where a shaded patio is genuinely unusable, the answer is sometimes to change the surface: a textured paver holds grip better than a smooth one when damp.

Southern Style Turf & Design [repairs, relays and re-sands patios](/paver-patio-installation-lake-norman-nc) and fixes the drainage underneath them across Lake Norman. Free on-site estimate.

## Frequently asked questions

### Why does my patio grow moss and algae?

Because it stays damp and shaded. Shade slows drying, poor fall or a downspout keeps it wet, and organic film from leaf litter gives the growth something to hold onto.

### Can I pressure wash moss off a patio?

Carefully — wide fan tip, more distance, lowest effective pressure. Aggressive washing erodes paver faces, strips joint sand and can leave permanent marks on concrete.

### How do I stop moss coming back?

Change the conditions: correct the fall, redirect downspouts and irrigation, thin overhanging branches, clear leaves promptly and keep the joints full.

### Is moss on a patio dangerous?

Algae in particular is genuinely slippery when wet, so it is a real safety issue on steps and walkways rather than just an appearance problem.
