Here's what every Lake Norman homeowner should verify is included before signing anything — and what absent terms usually signal. ## Why the Contract Matters as Much as the Quote The quote tells you the price. The contract tells you what you're actually getting for that price. Many landscaping disputes come from something that was assumed by one party but not written down — and in a dispute, what's written is what counts. ## What Should Be in Every Landscape Contract Scope of work in detail. Not "landscape installation" but specific plant species, sizes, quantities, and spacing. Not "drainage work" but specifically what type of drain, what length of pipe, and where the outlet is located. The more specific, the better. Materials specifications. What brand and type of paver. What size and species of plant material. What base depth for hardscape. What pipe size and type for drainage. Vague material references allow substitutions without your knowledge. Exclusions explicitly listed. What the contractor is not responsible for — debris removal if not included, soil amendment if not included, specific underground obstacles if encountered. Knowing what's excluded before work starts prevents surprises on the invoice. Timeline with start and completion dates. Not "approximately 2–3 weeks" but specific dates or a date range tied to weather or material availability. Include what happens if the timeline isn't met. Payment terms. Deposit amount, progress payment milestones, and final payment trigger. Final payment should be tied to your acceptance of the completed work, not an arbitrary date. Warranty terms. Duration, what's covered, what conditions void coverage (typically homeowner negligence or extreme weather events). Change order process. How scope changes are documented and priced. No verbal changes — everything in writing. ## What Missing Terms Often Signal A contract that's a single page with a price and a signature line — without the detail above — is a contract that protects only one party, and it's not you. It may indicate a contractor who hasn't thought through the scope clearly enough to write it down — which usually means the scope isn't clear to them either.
