Here's what to check before any project starts — and what commonly gets rejected or modified after the fact. ## Why HOA Rules Matter Before You Start Lake Norman has some of the most active HOA communities in the Charlotte area. Starting a landscaping project without HOA approval — in communities that require it — can result in mandatory removal and reinstallation at your expense. Most HOA landscaping rules fall into predictable categories: fence and wall height limits, plant species restrictions, privacy screening setbacks, hardscape material requirements, and lighting restrictions. ## What Usually Requires HOA Approval - Retaining walls above a certain height (commonly 2–3 feet) - Hardscape additions visible from the street - Privacy fence or screening installation - Significant tree removal - Exterior lighting - Any structure with a footing (pergola, outdoor kitchen, shed) ## What Usually Doesn't Pull your HOA CC&Rs and Architectural Review Guidelines. Most are on your community's HOA portal or available through your management company.
