Here's what applies. ## Davidson's Landscape Character Davidson's landscape is defined by its historic tree canopy — mature oaks, hickories, and other hardwoods that have grown for decades along the town's streets and on residential lots near the college. This canopy creates dense shade conditions that limit turf grass options and drive planting choices toward shade-tolerant species. It also means root systems that extend throughout most residential lots near the historic core, affecting where excavation and drainage work can be done without significant tree damage. ## The Shade Challenge In the most shaded Davidson lots, turf grass is often a losing battle. The better long-term solution is usually shade-tolerant ground covers — liriope, vinca, pachysandra, native ferns — combined with mulched areas under the heaviest tree canopy. These create lower-maintenance, more sustainable landscape conditions than repeatedly trying to establish grass that the canopy conditions won't support. ## Drainage in Dense Urban Lots Davidson's older neighborhoods have smaller lots with less room for traditional drainage solutions — there may not be adequate space for a long French drain run, or the drainage path may be obstructed by existing structures, utility lines, or root systems. Drainage solutions here often require more creative routing and smaller-footprint solutions than the larger lots typical elsewhere in the Lake Norman service area. ## Newer Davidson Developments East and south of Davidson's historic core, newer development has brought larger lots with the more typical new-construction landscape conditions — compacted soil, minimal drainage infrastructure, and opportunities for the full range of landscape and hardscape work. These areas have less tree canopy challenge but may need more attention to grading and drainage than the established neighborhoods.
