Here's what makes landscaping different here. ## Cornelius's Landscape Character Cornelius is one of the more established communities on Lake Norman — many neighborhoods date from the 1980s and 1990s, with mature tree canopy, established landscaping, and lots that have developed distinct character over decades. The more recent development east of I-77 has brought newer subdivisions with the common new-construction soil challenges, but the lakefront and established neighborhoods closer to the water have a different set of considerations. ## Mature Landscape Renovation The most common landscaping project type in established Cornelius neighborhoods is renovation — not starting from scratch. Overgrown foundation shrubs that have outgrown their space, dated landscape designs from 30 years ago, drainage systems that have silted up or failed, and mature trees that have shifted the light and root conditions for everything planted around them. These renovation projects require assessment of what to keep, what to remove, and what to replace — guided by current site conditions, not the original design intent. ## Mecklenburg County Considerations Cornelius is in Mecklenburg County, which has specific permitting requirements for retaining walls, drainage work, and other landscape construction. For retaining walls over 4 feet, permits go through Charlotte-Mecklenburg Building Standards. Drainage that connects to storm systems has specific requirements under Mecklenburg County's stormwater ordinance. We handle permitting on applicable projects in Cornelius. ## HOA Presence Cornelius has active HOA communities throughout, particularly in the lakefront neighborhoods. The Jetton Village, Westmoreland, and waterfront communities all have architectural review processes that apply to landscape changes visible from the street or adjacent properties. Confirming ARB requirements before contracting for privacy screening, retaining walls, or significant hardscape changes is important.
